I received a call today from a seller who found himself in a difficult and stressful situation—one that even very smart, capable homeowners can fall into when they navigate a real estate transaction without professional guidance. He had already gone under contract with a buyer who was also unrepresented, and although everyone involved had good intentions, the details of the deal were misunderstood from the very beginning. He didn’t have a copy of the contract. He didn’t realize what he had agreed to. And he didn’t know the financial impact until it was too late. This story is not about someone lacking common sense. It’s an example of how easily things can go wrong when no one involved has a full understanding of real estate contracts and closing processes. And it’s just one of many things that can happen.

A Common Misunderstanding That Cost Him Thousands

This seller had liens on the property. He was told the liens would be “taken care of at closing,” and without an agent to clarify what that meant, he believed the buyer was assuming responsibility for them. Thinking this was the arrangement, he accepted a cash offer $22,300 below list price, believing the lower price was justified. But as closing approached, he learned:

  • The buyer was not paying the liens.
  • The liens would be deducted from his proceeds.
  • After paying the liens and closing costs, he would walk away with almost nothing.

On top of that, there were no protections in the contract that would allow him time to secure new housing. Without representation, important details like possession, contingencies, and timelines were never fully explained. All of this happened not because he wasn’t careful—but because real estate contracts and financial structures are far more complex than they appear on the surface.

The Hard Truth: He Would Have Walked Away With Money If He Had Hired an Agent

What makes this situation even more difficult is knowing how different the outcome would have been with proper representation. Had this seller hired an agent:

  • He would have received a net sheet before accepting the offer, clearly showing how the liens and closing costs affected his bottom line.
  • He would have understood exactly how closing costs are handled and who is responsible for what.
  • He would not have accepted a price reduction based on misinformation.
  • The contract would have included important protections, such as post-closing possession terms.
  • And even after paying commissions, he still would have walked away with more money than he will now.

Representation isn’t just about marketing a home—it’s about protecting your equity, your timeline, and your future. Professional advocacy would have prevented the financial and emotional fallout this seller now faces.

This Is Just One Example of What Can Go Wrong

Real estate is full of moving parts—legal, financial, contractual, and logistical. When you don’t have representation, it’s incredibly easy to miss something important, even when you think you’re doing everything right.
